Moderate Rehabilitation
The $13.1 million rehabilitation of a 43,000 square foot assisted living facility, originally completed by TAT in 2004, into a 48 unit senior living community, transforming an underutilized asset into affordable housing for seniors 62 and older. The new program creates full-sized apartments with kitchens in a mix of nine studios, 38 one-bedrooms, and one two-bedroom unit. Ten percent of the total units are designed to be fully accessible. HVAC and plumbing systems, lighting fixtures, roofing, and windows were replaced and upgraded for efficiency. Elevators were modernized, and a new solar PV array was added to the roof.
A nautical-inspired theme unites the lobby, great room, club room, game zones, and conference rooms. Residents enjoy ample outdoor space with a landscaped courtyard, a vine-covered pergola, covered porches, and areas for socialization that provide a private urban retreat. Located in the heart of Boston’s Charlestown neighborhood, this reimagined development sits on a tree-lined street within walking distance of public transportation, retail, and local attractions.
