A $90M new master planned development, Avalon Harbor Isle, comprises 172 luxury units programmed across 14 two-and-a-half-story buildings, offering a mix of one- two- and three-bedroom apartments. Sited on a peninsula bounded by single-family homes, a protected wetland, and an extensive coastline, the massing was a key consideration for the design to ensure compatibility between the new multistory development and the smaller-scaled adjacent neighborhood. The result was a configuration of smaller direct-entry perimeter buildings, each offering the comforts of a single-family home, including private entries, garages, and front porches.

The community is intentionally designed to maximize view corridors to the water, with each structure oriented perpendicular to the coastline. The private interior courtyards feature landscaped walking trails, areas for socialization, and diagonal views of the shoreline. Embracing a coastal architectural aesthetic with resort-style elegance, the design gives a nod to traditional board and batten siding while emphasizing a nautical material palette. Oversized decks and porches with inboard columns offer sweeping vistas of the water.

A centrally located Clubhouse is the focal point of the community, programmed with a wide range of amenities and 37 one- two- and three-bedroom apartments. The light-filled entry provides a direct view of the waterfront. The interior design seamlessly blends timeless contemporary style, modern conveniences, nature-inspired hues, and custom millwork mimicking the curvature of ocean waves. Amenities include a state-of-the-art fitness center, clubroom, golf simulator, and landscaped courtyard featuring a heated pool, an expansive patio, a floating dock complete with a kayak launch, and ample walking paths along the coastline.

The completion of Avalon Harbor Isle marks the culmination of a 10-year initiative to redevelop an 11.6-acre brownfield site in the Harbor Isle section of Island Park. This once-blighted waterfront parcel, formerly home to the Cibro Petroleum storage facility housing over 17 million gallons of oil and fuel, required the remediation of approximately 61,000 tons of contaminated soil and cleansing of the groundwater. With existing soils unable to effectively support the new site improvements and buildings, a load transfer platform, supported on wood piles, was constructed over the site’s footprint to mitigate settlement.  AeroAggragate, an ultra-lightweight fill made from 99% recycled glass, was used to raise the site’s grade by eight feet, without inducing further settlement, resulting in a highly flood resilient community.
