The contemporary vertical board and batten sided structures provide a fresh approach to traditional design, reflecting the proportion and symmetry typical of a rustic New England farmhouse aesthetic.

Upon approach, the massing gradually increases from 3-stories along the public-facing corridor to 4-stories at the rear of the site. The design program represents a composition uniquely suited for the evolving demographic shift to an older renter profile. Of the 218 one-, two- and three-bedroom apartments, 66 units are tailored for active adults aged 55+, strategically programmed in one structure with private common areas and a covered wraparound porch.

The community addresses the growing demand for affordable housing in secondary markets by offering 55 income-restricted units. The expansive, light-filled clubhouse is ideal for entertaining, casual social gatherings, and flexible work-from-home options – complete with a state-of-the-art fitness center, co-working spaces and a conference room, maker spaces, an on-site library, a golf simulator, 24-hour package rooms, and resident lounge with grab-and-go coffee station.

Outdoor amenities include a pool, two landscaped courtyards, firepits and grilling stations, walking trails, flexible seating areas, a dog spa, and a children’s bus stop designed to embody the historic Wayland train station. The $62M sustainable development achieved the Gold National Green Building Standard and offers EV charging stations along with bicycle storage. Interiors in collaboration with CID Design Group.
