The Northampton Square is located in the South End/Lower Roxbury neighborhood of Boston, one block away from the Boston Medical Center and the Boston University Medical Campuses. The original complex was built between 1969 and 1973 to house the Boston City Hospital School of Nursing. The redevelopment currently consists of a 165,000 square foot 29-story residential and commercial building at 35 Northampton Street with 242 studio units, and a 12-story residential building at 860 Harrison Avenue with 102 apartments. Extensive renovations will include new mechanical and electrical systems, façade repairs and improvements, a new roof, elevator upgrades, new laundry rooms, improved security systems, as well as upgraded kitchens, low-flow plumbing fixtures, and energy efficient windows. A new 2,700 square foot connector building is designed to provide one entry for both towers and houses a residential lobby, mailroom, management office and new elevator. Construction of a tower at the corner of Northampton Street and Albany Street is also anticipated, and the design consists of 211 luxury apartments in a 24-story tower, with 56 studios, 114 one-bedroom and 41 two-bedroom apartments. In total, the project will create or preserve 558 units of housing, 65 percent of which will be maintained as affordable and below-market rent.
