Once a prominent and elegant historic high-rise, Longwood Towers had suffered the neglect of several decades. Outdated electrical systems, steam heating, and a lack of common modern amenities such as common laundry rooms or a fitness center hampered the owner's ability to continue to promote it as a luxury residence. The design of completely new HVAC, electric and fire protection and window systems would have been routine except that the building needed to remain occupied throughout construction.

In addition to the modernization of building systems, the construction created 26 new ground floor apartments and restored the original historic facades.
