Located in the Chestnut Hill neighborhood of Brookline, MA, the Hammonds at Chestnut Hill is the first of a two-phase luxury residential condominium development. The building is situated in a mixed-neighborhood of commercial and residential buildings in a high traffic area near Route 9.
To ensure the new building would blend in with the neighborhood context, the design goal was to manipulate the building footprint to reduce the length of continuous wall surfaces. In addition, the facade was broken up with projecting bays, and the third floor was designed as an occupied attic to reduce the overall size and massing of the project.
The resulting design is a three-story T-shaped building with a ground floor parking garage that extends outside of the main building footprint to create several outdoor patio areas on the parking level roof.
The new 65,000 square foot building has rejuvenated the block that had previously held several dilapidated wood-frame buildings, including one building that had been condemned. Its contemporary design relates well to the upscale neighborhood context, and extensive landscaping beautifies the high-traffic corner, making it more aesthetically appealing and suitable to the area.
The steel and brick building includes 20 two-bedroom condominiums and three three-bedroom penthouse units. Each unit has an outdoor space ‹ ground floor units have a patio and upper units have a balcony.
Residents are within walking distance to local shops, restaurants, and public transportation, and one block away from Route 9, which leads into the City of Boston. Amenities include concierge service, and garage parking.
