Constructing a new office building with a fast-track schedule without disrupting the building systems and staff, who continued to work in the existing building during construction

With expanding business and staff, Suffolk Construction Company, Inc. needed to expand its corporate headquarters in Roxbury, MA. Since they wanted to remain in the mill building they had occupied for more than 10 years, the solution was to build an addition on an existing parking lot adjacent to Suffolk’s existing building, and renovate their current space. Since Suffolk employees continued to work in the existing building throughout construction, the schedule was limited, and construction needed to have minimal impact on the employees.

The 50,000 square foot, five-story addition was designed to match the existing mill building and the context of the neighborhood, yet create contemporary working space. The addition was specifically
located to align a new 5-story atrium directly with the fronting street to further reinforce the extension of the street into the building. The façade of the existing building was carefully replicated on the opposite side the atrium to create a streetscape environment within the building.

The skylit atrium highlights the main reception area, and connects the old building with the new. Glass elevators and open galleries on each floor promote continuous visibility into the atrium, and a curtain wall along the 4th and 5th floors provides generous natural light into the space.

In addition to expanded office space, Suffolk employees also have a new café, fitness center, locker rooms, 2,800 square feet of conference space, and an executive board room.
